Floor Sanding Yatton Process
Initial Sanding Preparation
The project began with preparing all areas for sanding. Since the kitchen, hallway, and living room were connected, the sanding had to be done in a synchronized manner to ensure consistency.
While the floor’s finish had worn away, grease and grime had built up, which made sanding more challenging. When grease accumulates in wood grain, it can clog sandpaper quickly, dulling the belts. To combat this, we started sanding with 40-grit sandpaper, gradually working up to 120-grit to remove all surface contaminants and expose the fresh oak beneath.
Detailed Sanding & Edge Work
The kitchen was sanded, edged, and flexi-finished first, providing a controlled start to the restoration process. The hallway was trickier due to a step-down feature and a detailed face that needed restoration.
- A palm sander was used for intricate areas that couldn’t be reached with larger sanding machines.
- Special attention was given to water-damaged areas, ensuring they blended seamlessly with the rest of the floor.
- Edges and corners were carefully sanded to match the uniformity of the main floor.
Oak is a highly resilient wood, and it was incredibly satisfying to see the transformation as it went from a scratched, orange-tinted, dull surface to a fresh, natural oak finish.
Final Surface Preparation
Once the sanding process was complete, the entire floor was:
- Hoovered thoroughly to remove fine dust particles.
- Inspected for any remaining imperfections.
- Flexi-sanded for an ultra-smooth finish before applying the protective coat.
Since there were many interconnecting rooms, extra time was spent ensuring perfect continuity between each area.
Application of Hard Wax Oil
Our client opted for a natural matt hard wax oil finish, an excellent choice for enhancing the grain and knots of the oak while providing a durable and easy-to-maintain surface.
- First Coat Application: The hard wax oil was applied by blade, ensuring deep penetration into the wood. The excess was carefully buffed off by hand to create an even and smooth finish. With over 100sqm of flooring, this was physically demanding work, requiring careful technique to maintain a uniform application.
- Drying Time & Final Coat: Once the first coat had absorbed into the oak, a final top coat of hard wax oil was applied to add further protection and depth to the wood’s natural colour.
The matt finish beautifully highlighted the organic grain patterns, bringing warmth and character back to the space.
