At the end of a busy week working on Victorian floorboards in Crediton, this floor sanding Wellington project provided an opportunity for a different type of restoration. The project involved restoring a solid oak floor in a kitchen that had suffered water damage due to a leak. Previously, a cut was made down the middle of the floor to relieve pressure caused by expansion and cupping. After allowing the floor to settle, it was time to sand and refinish it with a silk hard wax oil.

Floor Sanding Wellington Process
Addressing Cupping and Preparing the Floor
The floor had been left to settle after the initial release cut was made, allowing the wood to breathe and adjust. The goal was to eliminate any remaining cupping while maintaining the integrity of the solid oak boards.
Sanding the Oak Floor
The sanding process started at a 45-degree angle using 40-grit sandpaper to carefully level the floor without causing excessive damage.
Once the worst of the cupping was removed, the sanding continued progressively through 60, 80, 100, and finally 120-grit to achieve a smooth and even finish.
The edges and corners were also carefully sanded up to 120-grit to ensure consistency across the entire floor.
A final flexi sanding pass with 100 and 120-grit was completed to refine the surface further.
Cleaning and Preparing for Finishing
With the sanding completed, the entire floor was thoroughly hoovered to remove all dust and debris. This step was crucial to ensuring a flawless finish when applying the hard wax oil.
Application of Hard Wax Oil
The first coat of silk hard wax oil was applied with a blade, working methodically to ensure even coverage.
Excess oil was burnished off immediately to prevent uneven absorption and pooling.
Given that the kitchen was only 10 square meters, the application process was relatively quick and efficient.
With ample heating and air circulation in the space, the first coat dried quickly, allowing for a seamless final application.

The transformation was remarkable. The dark, dirt-engrained appearance was completely removed, revealing the natural golden tones of the oak. The floor was now level, smooth, and no longer a trip hazard. The silk hard wax oil provided a durable and protective finish, enhancing the grain of the wood while making it easy to maintain in the future.
