Floor Sanding Clevedon Project Brief
This floor sanding Clevedon project involved 66sqm of newly fitted engineered oak flooring across a kitchen, utility room, cupboard, hallway, and toilet. The goal was to achieve a flawless, smooth finish while maintaining the integrity of the micro-bevelled edges. Additionally, our client wanted a grey oil colour applied to the wood, which required exceptional sanding precision to ensure even absorption and a uniform look.
Unlike older floor restoration projects, newly installed engineered oak requires a gentler sanding approach to avoid removing too much of the wear layer. This meant starting with a slow 120-grit pass instead of the usual 40/80/120 sanding sequence.

Floor Sanding Clevedon Process
Sanding the Floor
Since this was a newly fitted engineered oak floor, the sanding process had to be delicate and precise.
A slow 120-grit pass was done across the entire floor to remove any minor surface inconsistencies without compromising the micro-bevelled edges.
The most challenging part of the job was the corners and joining areas, especially around the cupboards and hallway. These required palm sanding to ensure the grain finish was seamless.
Extra care was taken because grey oil was being applied, and any imperfections would be highly visible due to the nature of the pigment.
Applying the Grey Oil Colour
Once the sanding was completed to perfection, the grey oil colour was applied.
The oil was blade-applied one board at a time and then burnished off by hand.
This process is physically demanding, especially over 66sqm, as it requires careful attention to ensure even saturation and prevent patchiness.
The application process started in the kitchen, moving through the utility room, hallway, and finally the toilet, ensuring a consistent finish throughout.
Drying and Preparation for the Topcoat
After the grey oil was applied, the drying time was minimised thanks to our client’s underfloor heating system, which helped speed up the process.
The drying process took only 30 minutes, allowing the next stage to proceed without long delays.
While waiting for the oil to dry, all equipment was moved outside to keep the workspace clear and prevent any contamination of the finish.
Applying the Matt Hard Wax Oil Topcoat
With the grey oil fully set, a protective topcoat of matt hard wax oil was applied.
This layer was rolled on using a tray application method, ensuring an even protective coat.
The topcoat provides a thicker, more durable finish, helping to protect the colour while maintaining a natural, elegant look.
Compared to the first stage of burnishing in the grey oil, this step was much easier, though still required an hour of careful application.
